Prosecutor's Office presents a list of real estate returned to the state and communities within the framework of exclusive powers in 2025 for all regions

In the result of the decisions made on claims filed by the Prosecutor's Office under the exclusive authority to file a claim for the protection of state (municipal) interests concluded in accordance with settlements, and as a result of the application of prosecutorial interactions, in 2025 the ownership of the state (community) was restored, as well as in the actual possession of the State (community Property of cadastral value equivalent to the market value of AMD 66 billion 934 million was returned, including kindergartens, a cultural center, a stadium, a natural monument, parks, land plots, and monetary means.

 

In particular:

 

The ownership right of the Republic of Armenia has been restored:

 

  • A plot of land with an area of 9420 square meters, located on the territory adjacent to the TV tower on G. Hovsepyan Street. The cadastral value is about AMD 360 million 690 thousand:
  • A plot of land with an area of 6640 square meters, located on the territory adjacent to the TV tower on G. Hovsepyan Street. The cadastral value is about AMD 254 million 244 thousand:
  • Land area of 16,870 sq. m. on the territory adjacent to the TV tower on G. Hovsepyan Street. The cadastral value, close to the market value, is AMD 645 million 950 thousand.
  • A 4-hectare plot of land located in the village of Orgov in the Ashtarak community of the Aragatsotn region. The cadastral value, close to the market value, is about AMD 32 million.
  • A 6-hectare plot of land and an 88.9 square. meter autodromе located at Autodromе on F. Nansen Street 45. The cadastral value, close to the market, is AMD 77 million 140 thousand:
  • A plot of "forest" land with an area of 17 thousand 200 square meters, located on G. Hovsepyan Street, in the territory adjacent to the TV tower. The cadastral value, close to the market value, is AMD 658 million 586 thousand.

  • A plot of land with an area of about 2.8 hectares, located at 59 Ghapantsyan street in Yerevan, a hotel with an area of 35.2 square meters, a gatehouse with an area of 10.9 square meters, an office with an area of 41.2 square meters, a workshop with an area of 182.8 square meters, warehouses with an area of 14.7 square meters. and 198.9 sq. m., as well as a land plot of 0.0376 ha at 59/11 Ghapantsyan street. The runic value estimated by the expert is 639 million 650 thousand drams.
  • A plot of land with an area of 735 square meters, located on the left side of Shiraz Street in the Ajapnyak administrative district of Yerevan. The cadastral value, close to the market value, is AMD 18 million.
  • A plot of land with an area of 60 square meters, located at 16/18, 11 Nubarashen Street in Yerevan, the cadastral value, close to the market, is AMD 413 thousand.
  • A 1.5 hectare plot of land located in the village of Tsovazard in Gavar community of Gegharkunik region. The cadastral value, close to the market value, is AMD 13 million 404 thousand.
  • A plot of land with an area of 5,000 square meters, located at 31 block Aghavnu Aghbyur of Tsaghkadzor community of Kotayk region. The cadastral value, close to the market value, is AMD 9 million 388 thousand.
  • A 2.3 hectar plot of land located on M. Mkrtchyan Street in Tsaghkadzor, Kotayk region. The cadastral value, close to the market value, is about AMD 375 million.
  • A 4 hectare plot of land located in the village of Odzun in Alaverdi community of Lori region. The cadastral value, close to the market value, is AMD 20 million 592 thousand.
  • A land plot of 3 hectares and a building of 16.6 sq. at 112 house, 2nd street, Tavush settlement, Berd community, Tavush region. The cadastral value, close to the market value, is AMD 4 million 580 thousand.

 

The followings are returned to the actual possession of the Republic of Armenia:

 

  • Land plots with an area of about 5330 hectares of state-owned ecological lands outside the administrative boundaries of the communities of the Ararat region. The cadastral value, close to the market value, is AMD 60 million 553 thousand.
  • A plot of land with an area of 1.0 hectares, located in the recreation area of Sevan community of Gegharkunik region, at 47, 2nd Street, below the absolute mark of 1905.0. The cadastral value, close to the market, is AMD 68 million 343 thousand.

 

Community ownership rights have been restored:

 

Ararat region

  • The building of a community kindergarten with an area of 625.33 square meters, located at 23/3 Barekamutyun St., Surenavan settlement, Ararat region, and a land plot with an area of 0.15878 hectares, overloaded with it. The cadastral value, approximate to the market value, is 22 million 248 thousand drams.
  • A plot of land located at 1/1 Shahumyan Street in the village of Qaghtsrashen, Ararat region. The cadastral value, close to the market value, is 122 thousand drams.
  • A plot of land located at 2/1 Shahumyan Street in the village of Qaghtsrashen, Ararat region. The cadastral value, close to the market value, is 183 thousand drams.
  • The House of Culture with an area of 257 square meters and a land plot of 900 square meters, located at 2/1 David Bek Street, Narek settlement, Ararat region. The cadastral value, close to the market value, is 13 million 411 thousand drams.

 

 Kotayk region:

  • A land plot with an area of 0.10519 hectares, which is a natural monument "Basalt Organ" ("symphony of stones") of the Garni community of the Kotayk region.

 

Lori region:

 

Land plot with an area of ​​0.07 ha located at 1/1, street 2, Jrashen settlement, Spitak community, Lori region. Approximate cadastral value: AMD 554 thousand.
