From January 1 to November 1, 2025, the Prosecutor's Office, within the framework of its exclusive authority to initiate legal proceedings for the protection of state (community) interests, recovered property and funds worth of AMD 5 billion 947 million, equivalent to $15,545,000 to the state or community. Out of which AMD 5 billion 697 million is the total amount of cadastral values, approximated to the market value of the real estate, and the remainder is the monetary means.

In particular:

• In Yerevan City, the Republic of Armenia's ownership rights towards the land plots of 9.6376 hectares and buildings of 572.6 square meters with a cadastral value approximated to the market value of AMD 4 billion 621 million were recovered.

Five of the land plots returned to the state in Yerevan City are located adjacent to the TV tower on G. Hovsepyan Street, in Nork-Marash, one is on the left side of Shiraz Street in Ajapnyak Administrative District, and two are at Ghapantsyan Streets 59 and 59/11 in Yerevan.

• In the regions, the Republic of Armenia's ownership rights toward 24.2624 hectares of land with a cadastral value close to the market value of AMD 557,675,000 have been recovered.

Five of the land plots returned to the state in the regions are located in Tsaghkadzor town, while the remaining properties are located in Aragatsotn, Lori, Tavush, Armavir, Gegharkunik, and Vayots Dzor Regions.

• Communities have registered ownership of 2.9 hectares of land with a cadastral value of AMD 20 million.
• 2.0275 hectares of land with a cadastral value of AMD 290 million 307 thousand have been returned to the community.
• Court decisions have entered into legal force ordering the recovery of AMD 248 million 970 thousand in favor of the Republic of Armenia, out of which AMD 110 million 642 thousand have been transferred to the Unified Account for Recovered Funds, and court decisions regarding AMD 138 million 328 thousand are in the process of enforcement.

Based on the prosecutor's decisions, the followings were returned to the communities:

• 3 kindergartens,
• 1 stadium,
• 1 natural monument,
• 2 parks,
• land plot of 6.5 ha with cadastral value of AMD 209,159,000,

Thus, during the first 10 months of 2025, 40 real estate properties were returned to the state or communities based on court decisions (18 properties in 2024). (there are 30 certificates for registration of the rights for property, and acts on 10 properties for termination of rights and return them to community possession).
